Most guard-gated communities in Southwest Riverside County sell you the gate and not much else. In Greer Ranch the land behind the gate is the actual product — 200-plus acres of open space and trails only residents can use, on the back side of Murrieta where through traffic does not exist.

Anthony Anselmo recently toured a fully remodeled five-bedroom in the community at 27390 Bent Grass Ave, and it is a useful case study for what the top of this market looks like. Here is what stood out, and what you should know before you shop Greer Ranch.

What You Get Behind the Gate in Greer Ranch

Greer Ranch has two entrances, both staffed by a guard 24 hours a day. That is a meaningful distinction from the many Murrieta communities marketed as “gated” that run on a call box and a resident code.

The HOA runs approximately $188 per month. That covers the guard service, a community clubhouse, pool, spa, and gym, plus maintenance of the open space and the trail network.

The thing that does not show up in an HOA document is the culture. Golf carts are the default way people move around Greer Ranch, and neighbors run into each other constantly because of it. It is a tight-knit community in a way that is unusual for a subdivision of nearly 700 homes.

Inside the Remodeled Five-Bedroom on Bent Grass Ave

The home is 3,362 square feet with five bedrooms and three bathrooms, on a 0.26-acre lot with an extended three-car garage. It sits toward the back of the community on one of the larger lots in Greer Ranch, at the end of a notably long driveway.

It has been remodeled from top to bottom, starting with new luxury vinyl plank flooring running through the entire house. Off the entry there is a dedicated office with barn doors on both sides — a genuinely functional work-from-home setup rather than a converted bedroom.

The Flex Space Most Buyers Miss

Just past the entry sits a room the builder left open to interpretation. In this house the owners built it out as a bar area. Other owners in Greer Ranch have used the same footprint as a prep kitchen or a formal dining room.

Anthony called it his favorite part of the house, because it is optionality you rarely get in a production home. Two pass-through windows open the bar onto the covered patio, so the space works indoors and out.

The Kitchen

The countertops are natural stone, carried up the wall as a full-height backsplash. The island is illuminated — it lights up from within, which reads as a design detail during the day and something closer to a light fixture at night.

The kitchen opens directly to the living room, which has a fireplace and built-in cabinetry around the television. There is a walk-in pantry off the main run of cabinets.

A downstairs bedroom with a full bathroom next to it sits off the main hallway. It works as guest quarters or a main-floor office, and it is the single feature most requested by buyers moving into Murrieta from San Diego and Orange County.

Upstairs: Loft, Laundry, and the Primary Suite

The upstairs opens into a large loft with a mounted projector already installed, which makes it a working media room on day one rather than a bonus room you have to figure out.

The laundry room is upstairs, next to the bedrooms it serves. Two guest bedrooms share a bathroom between them, and both of those bathrooms are still original to the build — worth knowing, because it is the one part of the house the remodel did not reach.

The primary suite is oversized, with a second projector above the bed, a seating area, and a desk setup. The primary bathroom is large but has not been updated recently: dual vanities with a makeup counter between them, and a separate water closet.

The walk-in closet is the standout — a California-style build-out that keeps going well past where you expect it to end. For a home in this square-footage range, the closet is well above what the floor plan would suggest.

The Backyard Is the Reason This One Is Different

This is where the property separates itself from the rest of Greer Ranch. The pool has a grotto and multiple water features running along the back edge, a spa, and a shallow tanning shelf. The sound of moving water carries across the whole yard.

Beyond the pool there is a large turf area, a full-length covered patio off the bar, and open valley views from the rear of the lot. The pool is sectioned off from the turf, so there is a natural place to add a gate if you want one.

Anthony called it a one-of-one backyard in Greer Ranch, and the combination of lot size, position at the back of the community, and the water feature build-out is not replicated elsewhere in the neighborhood.

One practical note: the property runs on a single air conditioning unit. For 3,362 square feet in Murrieta that is worth asking about during your inspection contingency.

How Greer Ranch Compares in Murrieta

If a 24-hour guard gate is your priority, your realistic options in this part of Southwest Riverside County are limited. Bear Creek is the other established guard-gated community in Murrieta, built around a golf course with a different feel and a different price structure.

Greer Ranch trades the golf course for acreage, trails, and newer construction. Which one fits depends on whether you want amenities inside the gate or land behind it.
