Remodeled Homes in Paseo Del Sol Temecula vs New Construction

Is a remodeled resale a better buy than new construction in Temecula?
It can be. A fully remodeled home in Paseo Del Sol delivers new-build finishes without Mello-Roos, without the higher new-construction tax rate, and without waiting years for a dirt lot to grow in.

Most buyers walking into the Temecula market assume that if they want quartz counters, new cabinets and new flooring, they have to buy new construction. That assumption quietly costs people money.

Anthony Anselmo recently toured a Paseo Del Sol home where nearly everything had been redone inside the previous twelve months — and where the buyer skips the two costs that follow almost every new build in Southwest Riverside County. Here is what that trade looks like in practice.

The Real Argument for a Remodeled Resale

New construction in this valley typically carries Mello-Roos and a higher overall tax rate. A resale in an established Temecula neighborhood like Paseo Del Sol generally does not. That difference shows up in your payment every single month, for as long as you own the home.

The second cost is time. A new build hands you a bare dirt lot and a landscaping bill. This home hands you privacy hedges that have already filled in, a grown backyard, and mature street trees on a quiet corner lot. If you have been comparing resale inventory against new construction in Winchester and French Valley, that is the honest side-by-side.

Inside the Remodel: The Main Floor

The entry opens into a formal living room lined with arches — a detail that repeats through the entire house and does a lot of work tying the floor plan together. From the entry you can head upstairs, continue into the dining room and kitchen, or turn into one of two flexible rooms.

One is a large dedicated office with a set of doors Anthony singled out on camera. The other is a main-floor bedroom with a full bathroom across the hall — useful as guest quarters, a second office, or a room for anyone who would rather not take stairs.

Past that is the family room: oversized, windows down the whole back wall, built-ins flanking a fireplace, and more built-ins on the opposite side.

Kitchen, Pantry, Laundry and Garage

The kitchen carries quartz countertops and upgraded cabinetry, with a separate cooktop, a wall oven and microwave, and a walk-in pantry deep enough — as Anthony put it — to survive several Costco runs before you fill it.

The laundry room is genuinely spacious and has its own sink, and it opens directly into the two-car garage, which was finished with brand-new epoxy flooring and has extra space along one side.

Upstairs: Loft, Guest Rooms and the Primary Suite

The stairs land in a large loft. From there the plan splits into guest bedrooms — two of them sharing a full bathroom finished in the same quartz as the kitchen, with a reglazed tub that appears original to the home — and an additional bedroom that looks out to open space with no rear neighbors.

The primary suite is the room the tour was building toward. It is large, with a dual-sided fireplace: one face in the bedroom, the other in the bathroom, so the ambiance carries through. The bathroom has a freestanding tub, his-and-hers vanities on opposite walls, a corner shower, one last arch screening the water closet, and a walk-in closet Anthony described as oversized even by his standards.

The Backyard Is Where This Home Separates Itself

This is a big lot for Paseo Del Sol, and it backs to no one. Privacy hedges run the length of the yard, there is a gas fire pit with electrical already run to that side, and the above-ground spa conveys with the property. Both side yards are unusually generous.

That is the part a new build simply cannot match on day one. Established Temecula communities like Paseo Del Sol and neighboring Paloma Del Sol have had decades to grow in, and it shows the moment you step out the back door.

Who This Trade Actually Works For

If your priority is a builder warranty and the ability to pick finishes from scratch, new construction still wins. If your priority is a finished home, mature landscaping and a lower tax burden, a remodeled resale like this one is the stronger buy — and there is more of this inventory across Temecula than most buyers realize, because it rarely markets itself as "like new."

Frequently Asked Questions

Does Paseo Del Sol have Mello-Roos?

Established Temecula neighborhoods such as Paseo Del Sol generally avoid the Mello-Roos assessments and elevated tax rates attached to newer construction in Southwest Riverside County. Because assessments vary parcel by parcel, always confirm the specific tax bill for any individual property before writing an offer.

Is it cheaper to buy a remodeled home or build new in Temecula?

It depends on what you are counting. New construction often looks competitive on sticker price, but a remodeled resale can come out ahead once you add the tax rate difference, Mello-Roos, and the cost of landscaping a bare lot. Run both as a monthly cost, not a purchase price.

What should I inspect on a recently remodeled home?

Ask what was actually replaced versus refinished, and when. On this home, for example, the flooring, counters, cabinets and garage epoxy were redone within roughly the last year, while the upstairs guest tub appears to be the original reglazed. Both are fine — you just want the list before you make an offer.
