Santiago Estates Temecula: A Gated Custom Home on 3 Acres

What does a gated custom home on acreage in Temecula include?
In Santiago Estates, it can mean almost three acres behind a private gate, a pool and spa, a new outdoor kitchen, and city and sunset views from nearly every window.

Santiago Estates is one of the more prestigious addresses in Temecula, and it is also one of the least standardized. Lots are large, homes are custom, and what you get varies enormously from one property to the next. That makes a walkthrough more useful here than a listing sheet.

This one sits at the end of a cul-de-sac behind a private gate on almost three acres. Anthony filmed it at dusk, which was a problem for the camera and an advantage for understanding the property — because the thing this house is really selling is what you see out the windows.

Start With the Land

The acreage is the first thing worth understanding. Standing in the backyard, the property line runs well downhill — far enough that the horses grazing at the bottom mark where your land ends. There is additional usable ground above the house as well.

Nearly three acres inside a gated custom pocket in Temecula is not a common combination. Most acreage properties in Temecula trade proximity for land. This one keeps the land without pushing you out to the edge of the valley, and the freeway is visible from the primary balcony — close enough to check traffic before you leave.

The Backyard: Pool, Spa, and a New Outdoor Kitchen

The pool and jacuzzi sit off the main patio, with city lights beyond them and the sunset lined up directly behind. The outdoor kitchen on the far end is brand new — new enough that the appliance instructions were still sitting on the counter during filming.

Stonework runs through the exterior and shows up again inside. It is the design through-line of the whole property, and it is the detail Anthony kept coming back to on camera. If you have been comparing Temecula homes with pools, the finish level outside here is well above what production builders deliver.

The front yard is turfed for low maintenance, with a water fountain near the gate and a heavily detailed front elevation. There is a three-car garage, though with a caveat covered below.

Inside: Volume, Light, and Views From Every Window

The entry opens to a two-story volume with a chandelier drop and a staircase to the bedroom level. To one side is a formal living room with a fireplace; the dining room sits off the kitchen with direct access to the backyard, which makes an easy indoor-outdoor eating setup if you add a patio table.

Anthony's recurring note through the interior was that the views are behind almost every window — which the camera could not capture at dusk, but which shapes how the rooms are oriented. Tall ceilings throughout are part of what distinguishes this house from the rest of the custom tour circuit in the valley.

The Kitchen

The kitchen is the clearest expression of the budget: a brand-new Sub-Zero refrigerator, a pot filler over the range, a secondary prep sink, and a new wine fridge. The main sink looks out toward the sunset side of the property.

It opens fully to the family room and its stone fireplace, so the whole back half of the downstairs reads as one space. For a custom home of this age, the appliance package being current matters — it is one of the larger line items a buyer does not have to budget for.

Downstairs Guest Quarters and a Garage Office

There is one bedroom on the main floor with a half bath nearby and a walk-in closet — useful as guest quarters, a main-floor bedroom, or a dedicated office. The laundry room is also downstairs.

The garage deserves a note. It is configured as a two-car bay plus a single bay, but the single has been split: part of it is finished as a built-in office, which means it will not take a full-size vehicle. It will handle motorcycles, dirt bikes, or storage, and the office itself is a genuinely good work-from-home setup — attached to the house but removed from it.

Upstairs: Loft, Primary Suite, and the Balcony

The loft at the top of the stairs is open and large enough for a pool table, or an unenclosed home office if you would rather not be behind a door. Off it sits the primary suite, sectioned into a main sleeping area and a separate sitting area that works as a reading nook or desk space.

The primary bath has his-and-hers sinks with a makeup area, a soaking tub positioned at the windows, an oversized shower, and a large closet. The balcony off the suite looks out over the valley — the single best spot in the house, and the one Anthony spent the longest on.

The rest of the upper floor includes a half bath serving the loft, two bedrooms sharing a Jack-and-Jill bath with dual sinks and a walk-in shower, and a fourth bedroom that is the largest of the group, with its own private bath, an oversized vanity area with a tub-shower combo, and east-facing windows that catch the sunrise over the front of the property.

What It Says About the Temecula Custom Home Market

Anthony's closing read on camera was that in the Temecula custom market it is hard to find everything in one property — land, views, finish level, and move-in condition rarely arrive together. Usually you compromise on one.

That is the honest state of this segment across Temecula, Murrieta, and Southwest Riverside County. Custom inventory is thin, the properties are not comparable to each other, and the ones that genuinely check every box do not sit for long. Knowing which compromise you are willing to make before you start touring saves months.

Frequently Asked Questions

What is Santiago Estates in Temecula?

Santiago Estates is an established custom-home area in Temecula known for large lots, gated properties, and hillside views. Homes there are individually built rather than developed to a set of plans, so square footage, style, and acreage vary widely between neighbors.

How much land do homes in Santiago Estates sit on?

Lot sizes vary across the area. This particular property sits on just under three acres, which is on the larger end for a gated custom home this close to the center of Temecula.

Is it harder to value a custom home than a tract home?

Generally yes. Custom homes on acreage have few directly comparable sales, so pricing depends more on land, views, build quality, and condition than on recent sales of an identical floor plan nearby. Expect a wider range of opinion on value.
