If you have been searching Murrieta homes for sale with five bedrooms, you already know the problem. The moment you add that fifth bedroom, the price usually jumps well past the number you had in mind. Anthony Anselmo walked this two-story home in Murrieta to find out whether the sub-$650,000 version still exists.
It does. And it is move-in ready, which is normally the first thing that gets sacrificed at this price point. Brand-new carpet upstairs, a backyard that is already finished, no HOA, and a low tax rate.
Here is what the tour turned up, room by room — including the two or three things Anthony would budget to update.
A Quiet, Non-Tract Street With No HOA
The home does not sit on a cul-de-sac, but the street is quiet and gets very little through traffic. The detail Anthony kept coming back to is how different every house on the block looks. You do not get the feeling of living in a tract where the same three elevations repeat down the street.
Out front there is a two-car garage plus a driveway long enough for roughly four more cars. That matters more than it sounds like it should. If you have trailers, a boat, or you work on cars, parking plus no HOA is a combination that is genuinely difficult to find in Murrieta.
The entry has double doors with green trim that matches the garage.
Why No HOA and a Low Tax Rate Matter Here
This is the part buyers underestimate. By Anthony's own read of the Murrieta market — not a published index — the tax rate and Mello-Roos combined can make the same house cost roughly $800 more per month depending on which side of a boundary it sits on.
That is not a rounding error. It is the difference between qualifying for a house and not qualifying for it. When you are comparing two Murrieta homes at the same list price, the monthly carrying cost can be in completely different territory, so it is worth checking the tax rate and any special assessments before you fall for a floor plan.
This home has no HOA and a low tax rate, which is a large part of why it reads as good value at this number.
The Main Floor: Formal Rooms and a Flex Bedroom
Walk in and the staircase is ahead of you, with a fireplace and the formal dining and formal living area off to the side. Anthony's honest take: most people do not use a formal living room anymore, so this is space you can get creative with.
Under the stairs is a deep closet. He recently walked a home where the owners cut an opening, walled in the door and turned that space into a dedicated dog room — an easy, cheap bit of personality if you want it.
The downstairs bathroom is a full bath with dark cabinets, dark countertops and a tub-shower combo. Next to it, off the front entry, is the fifth bedroom. It has double doors and a closet, so it counts as a bedroom, though the closet is sized more like an office closet. Paired with the full bath beside it, it works as a home office or as guest quarters on the main floor.
One thing worth noting from the walkthrough: Anthony never turned on a single light. Everything you see is natural light, and it was not even a bright day. Brightening a dark house is one of the hardest and most expensive things to fix, because so much of it comes down to orientation and adding windows.
Kitchen and Family Room
The family room sits behind the formal space and opens into the kitchen, with a fireplace finished in Spanish tile between them.
The kitchen has an island, a tile backsplash and a pop-out window over the sink. Anthony recognized the backsplash immediately — he installed the same one in his own kitchen about two years ago — though the rest of the kitchen has not been touched in at least a few years.
Off the kitchen you get a pantry and a separate laundry room.
Local note from the tour: Anthony picked up coffee that morning from Little Goat, which is the brunch-focused counterpart to Goat & Vine in Temecula. It is one of his regular recommendations if you are spending a morning looking at homes in the valley.
Upstairs: New Carpet, a Loft and the Primary Suite
The carpet upstairs is brand new, so that is one line item you can take off the list entirely.
At the top of the stairs there is a loft that looks down over the dining and formal living area. The primary bedroom is next to it, and again, the room was shot with no lights on.
The primary bathroom has been updated more recently than the rest of the house. You get dual vanities with a generous run of counter between them, travertine tile that Anthony would keep if he were remodeling, and a walk-in closet he described as seriously large. The tub and shower are original and show their age, which is the honest trade-off at this price.
Down the hall there is a guest bedroom with extra built-in storage that looks out over the front yard, a shared upstairs bathroom with an unusual but well-executed shower setup, and the final two bedrooms. One has a ceiling fan already installed and a closet with storage above it.
A Backyard That Is Already Finished
The backyard is not the biggest in the neighborhood, but it is done — and done is worth real money.
You get turf, pavers, and a patio cover that is still in great shape. Landscaping a bare yard to this standard is a five-figure project, so inheriting it finished is one of the stronger arguments for this home. If you do not want to spend weekends on yard work, this is the setup you are looking for.
The wood fence is also still in good condition, which Anthony flagged specifically. On homes in this price range, fencing is usually one of the first things to need replacing. There is a small garden area on the side yard, and the AC unit looked to be in good shape.
What Anthony Would Budget to Update
No house at this number is perfect, and the tour was straightforward about it:
- The garage door could be replaced. It is cosmetic, not urgent.
- The water heater is on the older side.
- The tub and shower in the primary bathroom are original.
- The patio cover fan could be swapped out.
On the water heater, Anthony's standing advice is to make sure a home warranty is in place. If it fails in the first 12 months it is typically covered, and you have the option to renew. He recommends keeping one in force on any home with an older water heater or an aging HVAC system, since you are running on borrowed time with both.
Is This the Right Murrieta Home for You?
If your search has been five bedrooms, move-in ready, no HOA, and under $650,000 across Murrieta and the wider Temecula Valley, this is close to the shortest list in Southwest Riverside County. Anthony tours homes across Murrieta, Temecula, Menifee and Winchester every week, and homes that check all four boxes at once do not sit around.
If you are earlier in the process, the buyer resources are a good starting point, and the VIP home search will send you matches before they hit the public portals.
Frequently Asked Questions
Can you buy a 5 bedroom home in Murrieta for under $650,000?
Yes, but the inventory is thin. This home is a 5 bedroom, 3 bathroom two-story priced under $650,000 with no HOA. At that price, the usual trade-off is that the home needs work — finding one that is move-in ready with a finished backyard is the harder part.
Do all homes in Murrieta have HOA fees and Mello-Roos?
No. Plenty of Murrieta homes, particularly on older non-tract streets, have no HOA and a lower tax rate. By Anthony Anselmo's read of the local market, the combined tax rate and Mello-Roos can swing the monthly cost of an otherwise identical home by around $800, so it is worth verifying on every property you consider.
What does move-in ready actually mean at this price point?
On this home it means brand-new carpet, a finished backyard with turf, pavers and a patio cover, an updated primary bathroom, and a fence in good condition. It does not mean every system is new — the water heater and the primary tub and shower are original, which is normal for the price.
