What should you look for in a South Temecula pool home?
Paid-off solar, a heated pool, and a lot with no neighbors behind it. This South Temecula two-story on a cul-de-sac has all three, and the combination is harder to find than it sounds.

Three things on a buyer's wish list almost never show up on the same property: solar that is actually paid off, a pool you can use most of the year, and a back fence with nothing on the other side of it. Each one on its own is common enough in Temecula. All three together narrows the search considerably.
This South Temecula home has the set. It also sits at the end of a cul-de-sac, which handles the fourth thing buyers ask about and rarely get: no through traffic, and far enough off Temecula Parkway that you do not hear it.
Why Paid-Off Solar Changes the Math
Solar comes in three forms around Southwest Riverside County: leased, financed with a balance still owed, and owned outright. Only the third one transfers to you clean. The first two come with paperwork, a credit check, or a payoff that has to come out of someone's side of the closing table.
On a house this size, with two separate HVAC units running — one for the downstairs, one for the upstairs — that distinction is not academic. Ask which category the solar falls into on every Temecula listing that advertises it, because the word "solar" in the remarks tells you nothing by itself.
The Backyard Is the Argument
The yard is where this property makes its case. There is an outdoor kitchen with a large grill top, a gas fireplace, and pillared patio covers running along the back of the house. Then the pool, and an above-ground jacuzzi beside it.
The pool is heated, and it was holding around 83 degrees during filming with the cover on. The cover is doing more work than people give it credit for — it traps heat and pulls in sun, which is what stretches a Temecula pool from a summer amenity into something you use well into the shoulder seasons.
Behind all of it: nothing. No back neighbors at all. If you have been filtering Temecula homes with pools and quietly dismissing every listing whose photos show a two-story looking straight down into the water, this is the version of that search you were hoping for.
Inside: Scale and Light
The entry opens to a formal living room on one side and a dining room on the other, with pillar and arch detailing that gives the house more character than the usual tract finish. There is an unusually deep coat closet off the entry.
From there it opens into the main living room, which connects to the kitchen through a wide arch. The kitchen has a KitchenAid refrigerator and keeps the cooktop separate from the ovens. There is a fireplace with built-ins in the family room.
The house is bright enough that Anthony filmed the entire interior without turning on a single light. Floor-to-ceiling windows and tall ceilings do most of that work. Tile runs through the downstairs and hardwood upstairs.
A Full Bedroom and Bath on the Main Floor
There is a complete bedroom and bathroom downstairs — a flexible room that works as guest quarters, a main-floor bedroom if stairs are a consideration, or a dedicated home office with a bath attached. The laundry room is also downstairs.
The garage is the other downstairs surprise: a tandem-depth bay on one side and a three-car configuration on the other. For anyone carrying a boat, a project car, or just years of accumulated storage, that is real capacity. The water heater is relatively new.
Upstairs: Loft, Balcony, and the Primary Suite
The top of the stairs opens to a large loft — the previous owners used it as a movie and game room, which is the usual move for keeping the downstairs presentable. Two guest bedrooms sit off one side with a shared bath between them, finished with the same green accent that shows up on the home's exterior siding.
The balcony is worth standing on. It looks out over the neighborhood toward the sunset, with the custom rockwork on the surrounding properties in view.
The primary suite is large enough to carry a bed on one side and a sitting area on the other. The bath has his-and-her sinks, a separate tub and shower, and two oversized closets — not a walk-in and a reach-in, but two genuinely large closets.
What to Take From This One
The cul-de-sac position, the open rear boundary, and the owned solar are the features that cannot be renovated in later. Paint, flooring, and fixtures can all be changed. A lot with a neighbor's second story looking over your pool cannot.
That is the filter worth applying when you compare pool homes across Temecula, Murrieta, and Menifee. Score the lot first and the finishes second, because the finishes are the part you control.
Frequently Asked Questions
Is a heated pool worth it in Temecula?
It extends the usable season meaningfully. Temecula summers do not require heat, but spring and fall swimming generally do. A cover matters as much as the heater — it traps warmth and captures sun, which cuts how often the heater has to run.
What does "paid-off solar" mean when buying a home?
It means the system is owned outright and transfers with the property, with no lease to assume and no remaining balance to pay off at closing. Leased or financed systems are common too, and they are not a dealbreaker — but the terms need reviewing before you write an offer.
Are cul-de-sac homes in Temecula priced higher?
They often carry a premium, because the lot is a fixed feature. Reduced traffic, a wider rear yard on many cul-de-sac lots, and distance from arterial roads are all things buyers pay for and sellers cannot add later.
