Square footage is easy to buy in Temecula. Usable square footage is not. Plenty of large homes in Southwest Riverside County give you the number you wanted on paper and then spend it on a formal room nobody sits in and a hallway that goes nowhere.
This one is different, and the difference is structural rather than decorative. Anthony Anselmo walked a SHAWOOD home in Sommers Bend that pushes 5,000 square feet and spends it on two complete primary suites — not a primary plus a nice guest room, but two full owner-grade suites on separate floors, each with its own bathroom, closet space, and laundry within reach.
What "Two Primary Suites" Actually Means Here
The downstairs suite sits at the back of the house with a slider out to its own small pad off the covered patio. The bathroom is the part that stands out: separate dual sinks set well apart rather than crowded onto one vanity run, two connected walk-in closets, and a bidet already installed on a toilet that opens automatically.
The upstairs suite is the one Anthony said he would take. It opens onto a private patio, and the space simply feels more secluded. Inside you get a rain shower head, dual sinks, a near-herringbone tile pattern, a freestanding tub, another auto-opening toilet, and two closets — one noticeably larger than the other.
There is also a bonus nook off the upstairs suite with no assigned purpose. A Peloton, a yoga mat, a reading chair — the room is there and the builder left the decision to you. Attic access is tucked in alongside it.
Two Laundry Rooms, Two Garages, and a Prep Kitchen
A second suite upstairs only works if you are not hauling laundry baskets down a flight of stairs, so there is a second laundry room on the upper floor in addition to the one off the downstairs hallway.
The kitchen runs quartz countertops, an oversized cooktop, and a pot filler above it. Behind it sits a prep kitchen — the place a second refrigerator goes, with the walk-in pantry attached for warehouse-store runs. It keeps the mess of actual cooking out of the room people are standing in.
The four-car garage is really two oversized two-car garages, one on each side of the house. Both have 220-volt service for EV charging, both have a power wall, and the ceiling height is tall enough for overhead storage racks. Both water heaters live out here as well, and one garage has a second door straight into the backyard.
The Glass Courtyard Is the Part You Do Not See in California Builds
Walking in, the house stops reading like a standard California production home. There is an interior courtyard, glassed in on multiple sides, with its own fireplace and its own outdoor furniture setup. Electrical is run to it, so a television goes up without a visible cord.
What makes it work is that it is not a dead-end feature. The courtyard opens to the kitchen and the living room, and when those sliders are pulled back the entire ground floor becomes one connected space. Nobody hosting ends up stranded in a room by themselves. Anthony called it his favorite part of the house, and it is the detail that separates this floor plan from anything else at the price tier.
Natural Light, Ceiling Height, and Flooring That Was Already Upgraded
Floor-to-ceiling windows and sliders run through the main level. Anthony filmed the entire downstairs with no lights on and did not need them. Ceiling height holds up throughout — there is not a low ceiling in the community, upstairs included.
One specific advantage of this particular home: the upgraded flooring is already installed throughout. Many of the other homes in the community were built before a buyer was locked in, which meant the builder picked a limited upgrade package and defaulted the rest to carpet. This one skipped that problem entirely, which matters because flooring is one of the most disruptive things to replace after you move in.
The Lot: Gated, End of the Cul-de-Sac, No Rear Neighbors
The home sits at the back of a cul-de-sac inside a gated section of Sommers Bend, so through traffic is not a factor. More importantly, there are no rear neighbors — the back of the lot is open, and it stays that way.
The covered patio is deep and has electrical run for an outdoor television. Anthony has seen owners in this community put compact pools in the rear corner and leave the rest in grass, or extend the concrete instead. From the upstairs deck the sunset comes in over the hill, which is not something you can add later.
Before You Walk Into a New Construction Sales Gallery in Temecula
This is the part Anthony repeats on every new construction tour, and it is worth more than any single feature in the house: the person who greets you at the sales gallery represents the builder. Not you.
Bringing your own representation to a new build in Temecula more than likely costs you nothing. Builders commonly pay a referral fee to the buyer's agent, and that fee does not come out of the incentives available to you. If anything, having someone in your corner is how you make sure every incentive on the table actually gets applied to your deal. The one condition is timing — your agent generally has to be with you, or registered, before your first visit.
